Carmel Valley Snapshot – It’s been an excellent first half of the year for Carmel Valley San Diego homes with 331 properties sold from January through the end of June. This compares to just 244 Carmel Valley San Diego homes sold in the same time period in 2009, which represents a 35% increase! With this positive turnaround, the current inventory of Carmel Valley homes for sale has been steadily rising, which in turn is keeping prices in check. Prices at the midpoint of 2010 are up 1% over 2009 with market times remaining constant at about 2 months. San Diego Carmel Valley and other coastal areas have seen foreclosures, short sales and similar distressed sales predominantly with the entry level condos, though the high end luxury San Diego homes have been sluggish due to tight jumbo financing.
Del Mar Mesa Real Estate – The Del Mar Mesa real estate market has been steady in the first half of 2010, with 11 properties sold, which is slightly up from 2009 with only 7 homes sold in the first half of the year. Good news for buyers is that prices have decreased per square foot, with the average sales price per sq. ft. at $352 which is slightly down from the previous year which was at $360 per sq. ft. Sales to list prices are holding steady in 2010 at a 96%. There are 11 active listings offering a range of floor plans and prices starting at $759,000 and up.
