Rancho Santa Fe Snapshot – In keeping with the rest of the San Diego luxury home market, Rancho Santa Fe homes for sale in 2010 continue to outpace the sales activity for the first half of 2009. Through June 25th of this year there have been 103 Rancho Santa Fe homes sold as opposed to just 60 sales in the same time period last year, a 72% increase! On a price/square foot basis Rancho Santa Fe homes have seen a 10% drop as buyers have focused on distressed and lower priced Rancho Santa Fe properties. Market times have increased 21%, making it all the more important to carefully choose Rancho Santa Fe realtors that have a dynamic marketing plan for a changing market.
Fairbanks Ranch Homes – Much like the broader Rancho Santa Fe real estate market, Fairbanks Ranch homes have seen a dramatic uptick in sales activity so far this year. In the first half of 2010 we have already seen 17 sales in contrast to just 9 sales in the same time period of 2009. This is a very encouraging trend as the Rancho Santa Fe luxury home market recovers. On the other hand we have definitely seen the average price drop (approximately 10%) with buyer’s choosing to go after lower priced homes, short sales or Rancho Santa Fe foreclosures. There are signs that the worst is behind us with 6 pending or closed distressed properties so far in 2010, but none currently on the market. Look for a slower second half of 2010 for Fairbanks Ranch homes, with this Rancho Santa Fe gated community continuing to offer incredible values for today’s luxury home buyers.
