Rancho Santa Fe Snapshot – In keeping with the rest of the San Diego luxury home market, Rancho Santa Fe homes for sale in 2010 continue to outpace the sales activity for the first half of 2009. Through June 25th of this year there have been 103 Rancho Santa Fe homes sold as opposed to just 60 sales in the same time period last year, a 72% increase! On a price/square foot basis Rancho Santa Fe homes have seen a 10% drop as buyers have focused on distressed and lower priced Rancho Santa Fe properties. Market times have increased 21%, making it all the more important to carefully choose Rancho Santa Fe realtors that have a dynamic marketing plan for a changing market.
Rancho Santa Fe Cielo Real Estate – Cielo homes in Rancho Santa Fe have experienced a healthy increase over the sales activity in 2009, with 8 properties sold so far in 2010 as opposed to just 4 through the first half of 2009. The average price per square foot has risen dramatically (75%) as more of the sales in the past year have been the smaller sized Rancho Santa Fe Cielo real estate. The sales in 2009 tended to be the larger floor plans that dragged down the numbers for this measurement. That being said the market times have dropped 35% and the sales/list price ratio has improved to 92%. Rancho Santa Fe Cielo real estate prices have certainly dropped with some foreclosure and short sale activity, however none of the current inventory falls into the distressed category, offering some encouraging signs for a community that was overdue a boost after the past few years.
