The Bottom Line – Just as expected the Carmel Valley Del Mar real estate market rebounded last week after a slow week leading up to the local schools starting up. The number of homes going into escrow jumped up to 18, with still a large number of San Diego condos for sale making up the majority of activity. What’s further interesting to see is how quickly these Carmel Valley San Diego condos are selling – they averaged just 21 days on the market!
Once again this week we see signs that the Del Mar luxury homes listings and sales are picking up steam. Another Del Mar Meadows home for sale priced over $2M opened escrow as high end buyers have enjoyed slightly relaxed jumbo loan prices. We also are aware of a home in Palacio Del Mar priced at $1,049,000 that this week received 3 offers. This improved activity at the higher end is supported by news that one of the luxury home builders, Hovnanian, who have been “sitting on the sidelines” has been buying land and raising prices on their existing developments.
