The Bottom Line – This past couple weeks the Carmel Valley and San Diego real estate markets continue to show the patterm we identified (and predicted) at the turn of the New Year. Buyer activity for Carmel Valley homes for sale continues to pick up steam and San Diego home buyers look to take advantage of low rates and timely tax credits. The drop in inventory and days on the market for Carmel Valley real estate for sale has been pretty dramatic and more than in years past. From the media one might think that there are only foreclosures and short sales available for sale in San Diego but a majority of the Carmel Valley homes going into escrow are “equity sales”. Don’t be too concerned about the downward price trend as this is mainly due to strong sales of condos as San Diego real estate investors and first time buyers snap up the deals.
Sales in Carmel Valley continue to be strong in the $700k – $1.3M range wiith stable local employment being the key to the health of housing.
