The Bottom Line - Activity in the Carmel Valley Del Mar real estate market slowed slightly this past week with 15 Carmel Valley homes for sale going into escrow, though overall the buying has still been solid and the inventory continues to decrease which is helping keep prices stable. Continuing a trend we’ve been following, the higher priced homes for sale in San Diego (those needing non-conforming loans) are now going into escrow more frequently. There were more than half the new escrows in Carmel Valley this week that were above the $697,500 loan limit, a positive sign.
The neighborhoods in the south and east parts of Carmel Valley – Torrey Hills, Pacific Highlands Ranch and Torrey Del Mar real estate for sale – have been seeing strong buyer interest as they tend to offer value for the relatively new construction. Speaking of new construction, the local builders including Pardee Homes, are again underway with new developments which indicates their optimism for 2010 and beyond.
