Carmel Valley Market Update – Bottom Line

The Bottom Line – The activity in the Carmel Valley San Diego real estate market continues to be steady, though slightly slower with summer vacations in full swing. Inventory is rising with 282 active listings and prices are trending down with the average listing price per square foot at $381 which is slightly lower than last week…. great news for those buyers who have a wide range of Carmel Valley homes for sale to choose from right now.  

Over the last seven days there were 15 Carmel Valley San Diego homes that went into escrow, and out of those, 2 were short sales and 1 was a bank owned property.  There were 10 Carmel Valley San Diego homes that closed escrow this last week, none of which were distressed properties.  Sales prices of those closed properties range from the high $300s to over $1M.  The distressed sales, while very much in the news, are not dominating Carmel Valley real estate with about 25% of all sales being distressed this year.  Neighborhoods like Palacio Del Mar, Costa Del Sol, Vista Santa Barbara, Promontory, Fairbanks Highlands, and Soliel all have recent sales.  Sellers with good locations and well priced homes are getting the attention of qualified buyers in Carmel Valley San Diego.
